Development

History

Mariposa develpoment began in 1994 when Albuquerque Academy purchased the property. The timeline of development and associated documents are on our History page.

Future

  • Mariposa Commercial Building

    Members of your MNA Board met with the new owner of the commercial building. He is in the process of making upgrades to the building and indicated he has plans for developing the space. He recently advised that he has a signed lease with Fox’s Pizza on the main floor. The second floor space is intended to be office and conference space.

  • Mariposa West

    Mariposa West is one of two phases approved in the Mariposa Master Plan: Mariposa East, being the first phase to be developed, and Mariposa West, the larger of the two, being the last.  While Mariposa East (Phase I) has an area of 1,465 acres and is zone for 2,500 residential units, Mariposa West has an area of 2,931 acres and is approved for 4,325 residential units.  When the original master developer of Mariposa East, High Desert Investments (the development arm of the Albuquerque Academy), went bankrupt in 2012, they had to forfeit the remaining undeveloped land within Mariposa East to creditors and the bondholder of the Mariposa PID.  However, the Albuquerque Academy held on to the land designated as Mariposa West, which they finally sold in June 2023 (after being on the market for almost a decade) to Sierra Norte Land Holdings, out of Las Cruces, New Mexico. 

  • Papillon Village

    Papillion village is a butterfly holdings development, an affiliate of AMREP.
